Where the Party Wall Act Applies
The Party Wall etc. Act 1996 applies to England and Wales only. It gives a straightforward process for dealing with works that affect shared walls, building on a boundary and excavations near neighbouring properties. If you’re building in England or Wales, the Act sets out how and when you must notify neighbours and how any disputes are handled.
Scotland and Northern Ireland
The Party Wall Act does not apply in Scotland or Northern Ireland. In those jurisdictions, disputes over related works are usually resolved under general common law principles rather than through a single statutory framework like the Party Wall etc. Act 1996
A Short History

The Party Wall Act was then introduced and effective from 1st July 1997.
